When we look at a home, we always do it from a perspective of what would we want to know if we were buying the property. We take this approach because if we did not have the technical skills we possess, we would want to obtain an inspection from the most skilled company and we would want to have as much knowledge about the condition of the property as possible. Because we do every inspection from the perspective of what would we want to know if we were buying the home, our reports are pretty long. The reports have a lot of information. Most of the items we typically find in a home are small, easy to fix items which are more like items you would find on a honey do list. Things you make a list to correct and do the work on a Saturday or a Sunday.

If your Realtor has not already told you, the State of Arizona is an as-is state. What that means is the seller does not have to fix anything. You can ask the seller to fix something, but the seller is not required to fix anything. We tell you this because we would want to know if we were buying a house.
In addition to being Certified Home Inspectors, we are also Registered Professional Engineers. ALL our inspections are performed by Registered Professional Engineers.
The difference is, it takes about ten weeks to become a Certified Home Inspector and it takes about ten years to become a Registered Professional Engineer. There is a substantial difference in the training!

As a part of our service, which we can legally provide because we are engineers, we assist you in identifying those 3 or 4 items which you should ask the seller to fix. No other inspection company in Arizona provides that service!
Because Arizona is an as-is state, when you look at the report you will want to pick out the top 3 or 4 items which are the most important to you, or which you cannot do yourself and ask the seller to fix those items. If you ask the seller to correct a long list of items, either the seller will say no, or the seller will agree to fix the easy items and leave the most difficult items for you to correct.
Because we can design the home, are technically proficient, and understand all the systems within the home, we can tell you if the items we identify during the home inspection are major or minor, and what it costs to fix those items. According to the Arizona State law, a home inspector cannot provide you with that information. As all our inspections are personally performed by Registered Professional Engineers we can!
The reason we do a home inspection is for you to gain an accurate understanding of the condition of the house. And, if something is not functioning as it should, to enable you to ask the seller to fix that item. Again, because we do an inspection from a perspective of what would we want to know if we were buying the house, our report is very long and includes a large number of pictures.
